Privacy & cookies.
The short version: this site measures visits with analytics, and it starts on every visit rather than after you click something. We only learn who you are if you send us the contact form or an email. We never sell your data. Below is what gets stored on your device and how to switch it off.
Who we are
A&J Real Estate ("A&J", "we") is a boutique real estate agency operating in Bali, Indonesia. This policy covers the website you are on now. For anything in it, write to hello@aandjrealestate.com.
What we collect, and why
What you send us. When you submit the contact form (or email us), we receive what you share: your name and a phone or WhatsApp number (or whatever you include in an email). The form also records the page you sent it from and, if you arrived from an ad, the campaign it belonged to. This goes into our customer-relationship system, where our team uses it to answer you, prepare property options and coordinate the steps you ask for. That is either a step you request before a possible contract or our legitimate interest in responding to you.
Analytics, on every visit. We use Google Analytics 4 and Yandex Metrica to understand the site in aggregate: pages viewed, approximate location (city level), device type, and whether a visit led to an enquiry. Both counters start when the page loads; the banner at the bottom is a notice about that, not a choice. IP addresses in Google Analytics are anonymised. We see statistics, not you: none of these tools tells us your name, email or phone number. Metrica additionally builds a click map and counts outbound link clicks; we deliberately leave its session recording (Webvisor) switched off. How to refuse is set out under "Switching analytics off" below.
Ad measurement. The Meta Pixel starts alongside the analytics, on every visit, whether or not a campaign is running. It records that you opened the site, which specific property you opened the request panel for, and whether you sent an enquiry. That lets us measure our advertising on Meta platforms such as Facebook and Instagram and show ads to people with similar interests. Meta therefore learns which properties interested you, tied to a browser identifier rather than to your name. It is switched off the same ways analytics is, described below.
Hosting. The site is served by Vercel, which processes IP addresses and technical request logs as any web host does, for delivery and security. Vercel also gives us cookieless page-view statistics and a page-speed measurement (which route was opened, device type, connection quality): aggregate counts with no cookies, no persistent identifiers and nothing stored on your device. The add-ons listed below do not turn these off, because there is nothing to turn off: they write nothing to your device.

Switching analytics off
There is no decline button on this site. We would rather say that outright than show you a switch that does not switch anything. You can still refuse, and these are the ways that work:
- Your browser settings. Block third-party or all cookies for this site, or open it in a private window, and everything described above is discarded when you close the tab.
- Yandex Metrica's official add-on. A browser extension that blocks Metrica from storing cookies and limits what it transmits, on every site: yandex.com/support/metrica/general/opt-out.
- Google Analytics' official add-on. The equivalent extension for GA: tools.google.com/dlpage/gaoptout.
- Not using the site. The plainest option, and the one that always works: if this kind of measurement is not acceptable to you, close the page and nothing further happens.
None of this affects the form: we receive an enquiry only when you send one, whatever your analytics settings are.
Where the data goes
Five processors touch data on our behalf: Google (analytics), Yandex (analytics), Meta (ad measurement), Vercel (hosting of this site and of our customer-relationship system) and Supabase (the database where enquiries are stored). Each may process data outside your country: Google, Meta, Vercel and Supabase including in the United States, under their own published safeguards such as the EU Standard Contractual Clauses and the EU–US Data Privacy Framework; Yandex processes Metrica data on servers in Russia. We do not sell personal data and we do not share it with anyone else, except local professionals you explicitly ask us to coordinate with (for example a notary), and only what that step needs.
How long we keep things
Enquiry messages: for as long as we are working on your brief, and a reasonable follow-up period after. Analytics data: 14 months in Google Analytics, then Google deletes it; in Yandex Metrica the retention period is set by Yandex. The record that we showed you the cookie notice: 12 months, after which the notice appears once more. You can ask us to delete your enquiry data earlier at any time.
Your rights
Depending on where you live, data-protection law (including the EU/UK GDPR and Indonesia's Personal Data Protection Law No. 27 of 2022) gives you the right to access, correct, delete and receive a copy of your personal data, to restrict or object to its processing, and, where we rely on consent, to withdraw it at any time without affecting past processing. To exercise any of these, email hello@aandjrealestate.com. If you believe we have handled your data wrongly, you can also complain to the data-protection authority where you live.
The rest
This site is intended for adults; we do not knowingly collect data from anyone under 18. If we change this policy, the new version appears on this page with a new date at the top. A&J Real Estate does not provide legal, tax, or financial advice.
