Uluwatu

Uluwatu, out on the Bukit Peninsula in south Bali, trades density for drama: cliffs, ocean views and some of Bali's best-known surf breaks, with new villa projects arriving fast. It rewards buyers who value the setting over convenience, and it is the area where the specific plot, not the postcode, makes the decision.

Know this before you buy

  1. Amenities are spread out and distances swing widely across the Bukit. The plot and its road access are most of the decision.

  2. The area is still being built. Infrastructure, water supply and the plot next door can all shift around you, so we read where a spot is heading, not just where it stands today.

  3. Ocean views carry a premium and can vanish behind the next build. We check the sightlines and what could realistically go up nearby, and have local professionals confirm the zoning, before you pay for the outlook.

  4. Foreign-buyer structures (leasehold or PT PMA) belong with a local notary. We coordinate that step; we don't play lawyer.

What the market offers

Expect clifftop and view villas, off-plan developments and bare-land plots, usually leasehold. The setting carries the premium here, so a plot is only as good as its access, its outlook and its neighbours-to-be.

Are Uluwatu ocean views protected?

Not automatically. A build nearby can eat into a view, so we check sightlines and what could reasonably go up around a plot before you commit to the outlook.

Is access a real issue in Uluwatu?

It can be. Distances and roads vary across the Bukit and amenities sit further apart than in Canggu, so we give you the daily reality of a location, not just the drone shot.
